  • I use a Canon digital mirrorless camera with 30.3 megapixels, paired with a range of Canon professional lenses, as well as various professional lighting and studio equipment.

  • I am fully insured with public liability and professional indemnity cover, specifically tailored for photographers.

  • Your photos will be delivered via a downloadable folder, and I’ll send you the link by email. If preferred, I can also provide the files on a USB stick for an additional fee. Should you be interested in physical prints, I’d be happy to discuss the options with you.

  • You will typically receive your edited images within 7–10 working days after the shoot. I’ll send you a link to your images. with a downloadable folder as soon as they’re ready.

  • Pricing varies depending on travel distance, the number of images required.

    I don’t charge by the hour, but rather a fixed rate per image. As photography is a creative process, I believe that working under strict time pressure can compromise the quality and thoughtfulness of the final result. Taking the time to find the best compositions allows me to deliver images that meet my own high standards — and, in turn, leave you with work that I hope you’ll be genuinely pleased with.

    Rates start from £250 for properties of up to three bedrooms, whether residential or commercial, such as hotels. I’m always happy to discuss your property photography needs and provide a tailored quote to suit your requirements.

  • I cover the entire Scottish Highlands for photography, but depending on the distance, I may ask clients to cover travel expenses. I will always communicate this upfront, and there will never be any hidden charges or additional fees.

  • No. While I’m happy to make small adjustments on the day, the property should be clean, tidy, and styled accordingly by the time I arrive.

  • If the weather decides to be typically Highland on the day of your shoot, don’t worry, I’m happy to reschedule to the next available date. That said, as a professional photographer, I use expert editing and professional lighting equipment to make sure your photos are bright, well-lit, and appealing, even on the most dreary days. Scottish weather won’t stand in the way of great shots!

  • At present, I do not offer drone footage. However, it is a service I am actively looking into and hope to provide in the near future.

  • I carry out minor edits to improve image quality, such as colour correction and straightening lines, to ensure your property looks its best. However, I don’t digitally remove permanent features like neighbouring buildings, road signs, or boundary fences. It’s important that the images remain a true and honest reflection of the property and its setting, so as not to mislead potential guests or buyers.

  • While mobile phones have come a long way in terms of camera quality, professional property photography goes beyond just taking a few snapshots.

    As a specialist photographer, I bring advanced equipment, expert knowledge of lighting, and an eye for composition that ensure your property is captured at its absolute best.

    Additionally, professional editing and high-quality imagery are essential to present your property in a way that attracts the right guests or buyers. Poorly lit or unflattering images can deter potential clients and may result in fewer bookings or offers.

  • I hold the copyright to all photographs. As my client, you have full rights to use the images for any personal promotional activities or for any purposes we have mutually agreed upon. However, the images cannot be shared with third parties or resold for profit without obtaining my prior written consent.

By following this guide, you’ll ensure your accommodation is shown at its very best, helping your photographs attract more bookings and strengthen your overall presentation.

  • Being prepared goes beyond the day of the shoot. If you’re a new business and this is your first set of promotional images, it’s important to ensure your property is truly camera-ready. First impressions matter. Rushing to promote before the finishing touches are complete can lead to additional shoots and unnecessary costs.

  • Make sure the way your property is presented reflects your overall marketing goals. Whether you’re aiming for a cosy coastal retreat or another theme entirely, check that the furnishings and room setups support the desired atmosphere. These images may represent your property for years to come, so consistency is key.

  • Decluttering is one of the most valuable things you can do before a shoot. This is especially important in B&Bs where daily use can lead to personal items being left out. Tidy away cables (charging leads, TV wires, lamp cords) and unplug anything unnecessary. Clean chrome taps, metal sinks, and internal glass surfaces such as shower screens to a high standard.

  • Show off the unique aspects of your property, whether that is architectural character, landscaped gardens, or special guest amenities such as a kitchen garden or lounge. Make sure these areas are clean, well presented, and ready to be photographed.

  • Furnish each room to feel warm, inviting, and in keeping with your brand. Fresh flowers, throws, and cushions can add charm, but try to avoid clutter. Too many personal items can distract from the space itself.

  • Let us know about any extra services or complimentary touches you offer to guests. If they are included in the photos, make sure they are well presented and of a high standard, as these images will represent your offering for a long time.

  • Outdoor areas matter just as much as interiors. Mow lawns, clear any litter, and clean outdoor signage. If your property boasts a lovely view or special outdoor features, make sure they’re ready to shine.
